Scope of Works 

WALL & CEILING

• Water Damage: Our inspectors look for stains, discoloration, or signs of mold, which may suggest leaks or moisture intrusion. 

• Finish Quality: We evaluate the condition of paint , plastering surfaces and other finishes for wear and tear, peeling, or bubbling. 

DOOR & WINDOW 

• Functionality: We check that all doors and windows open and close properly, ensuring ease of use and security. 

• Seals & Gaskets: Our inspectors examine seals for wear or damage.

• Aesthetic Quality: Our team looks for any cosmetic issues, such as scratches, dents, or peeling paint, that may detract from the property's appearance. 

GATE & SLIDING DOOR 

• Functionality: We assess the ease of opening and closing, ensuring that gates and sliding doors operate smoothly without obstructions. 

• Alignment and Track Condition: Our inspectors check the alignment of sliding doors and the condition of tracks to prevent jams and ensure proper function. 

• Locks and Security Features: We evaluate locks and security mechanisms to ensure they are functioning properly and provide adequate security. 

• Aesthetic Quality: Our team looks for cosmetic issues, such as scratches, dents, or peeling paint, that may affect the overall appearance of gates and sliding doors. 

ROOF & WATER TANK ISSUE

• Roof Integrity: We inspect for missing shingles, cracks, or any signs of deterioration that could lead to leaks. 

• Water Tank Issues: Our inspectors able to assess the water tank for signs of leaking & faulty float valves. 

BATHROOM ACCESORIES  & PLUMBING

• Fixture Functionality: We check that all bathroom fixtures, including faucets, toilets, sinks, and showers, operate properly without leaks or malfunctions.

• Pipe Condition: Our inspectors examine visible pipes for signs of corrosion, leaks, or improper installation that could lead to water damage.

• Water Pressure: We evaluate water pressure in faucets and showers to ensure it meets acceptable standards for comfort and efficiency.

• Accessibility and Safety Features: We check for the presence and condition of safety features, such as sharp edges, grab bars and non-slip surfaces, to enhance user safety.

• Aesthetic Quality: Our inspectors look for any cosmetic issues, such as scratches, stains, or outdated fixtures, that may detract from the bathroom’s appearance.

WALL & FLOOR TILES 

• Condition and Integrity: We check for cracks, chips, or hollow tiles that may compromise their structural integrity.

• Grout Quality: Our inspectors examine the grout lines for wear, gaps, cracking, or discoloration, which can lead to moisture intrusion.

• Alignment and Installation: We assess the alignment of tiles to ensure they are evenly laid and securely adhered to the substrate.

• Aesthetic Quality: Our team looks for cosmetic issues, such as stains or uneven finishes, that may detract from the overall appearance of the tiled surfaces.

ELECTRIC 

• Distribution Box: Our inspectors assess the DB Box for proper labeling, circuit breaker functionality, and signs of damage.

• Outlets and Switches: We check that all outlets and switches operate correctly, correct polarity and are properly grounded, ensuring safety and preventing electrical shocks.

Defect Report

Over the years, we have handled various types of defect reports to meet the specific needs of developers. Our experience spans across Mobile Apps, Websites, and Form submissions. In cases where no reporting medium is provided by the developer, we produce in-house designed PDF reports. These reports include clear descriptions of the defects along with supporting images to ensure comprehensive documentation. All reports are delivered in a timely manner to ensure smooth workflows and quick resolution.
